• Electrical Installation Condition Report:

While many Landlords choose to look after their properties themselves, you may be better off employing professional management service instead. Our rent collection service also takes away pressure of those awkward conversations with Tenants should they fall into arrears. We will also visit the property to carry out a routine inspection on your behalf and you will receive a full report featuring photographs to ensure that your Tenants are looking after the property.

Ensuring that a property is electrically safe is a legal requirement. An Electrical Installation Condition Report checks the fixed wiring of a property and is valid for up to 5 years. All properties being Let must be able to prove that they are electrically safe.

For those who are new to Landlord Lettings, this service is for Landlords who wish to administer their rent and deal with the repairs and maintenance themselves. We then arrange accompanied viewings, find a suitable Tenant, negotiate an offer on the Landlord’s behalf and then organise the necessary paperwork to start the Tenancy. Customer due diligence (CDD) checks will need to be carried out on a any new Tenants and Landlords. AML is a legal requirement for all estate agents, with HMRC targeting any criminal activity in the property Sector. Every time you market property with an estate agent, you will need to provide a valid ID and utility bill.

• Energy Performance Certificates:

An EPC measures the energy efficiency of a property and is valid for 10 years. Legislation requires properties let on a new tenancy or renewal, to have an EPC rating of band A-E.

• Gas Safety Certificates:

GSC’s are a legal requirement for every Lettings property to ensure that the property is safe. Gas Safety Certificates must be renewed every 12 months by a Gas Safety registered
